We ensure that rent and service charge is collected in time and we account for them on monthly basis. The money collected is paid to the client on the date and in the manner as per terms on the landlord agent contract.
Our main duties will be the following:
- To collect all rent including any arrears and to ensure the tenant pays electricity bills monthly.
- Monthly inspection of the property and reporting on the same to the landlord
- Recommending to the landlord any necessary improvement and repairs to the property.
- Attending to the tenant’s complaints relating to the property and reporting the same to the landlord who shall take action as he deems fit.
- To ensure that the rental house is re-let promptly whenever it fall vacant.
- To retain all the rental deposit paid by tenant
- To refund to the tenant the paid rental deposit less any expenses spent as a result of damages that occurred during the occupancy as noted in the inspection report at the time of departure.
- Review the rents from time to time in liaison and with the consent of the landlord
and ensure that the rent payable is within the market level
We vet all prospective tenants and select the most suitable to avoid rental defaults. This we do by ensuring all prospective tenants give their particulars including their places of work and physical addresses.
We interview new tenants and take personal details with a view to ensure that they will not engage themselves in immoral and criminal activities or other habits that are in consistent with peaceful co-existence with other tenants.
We supervise all general maintenance to ensure high standards of maintenance and keep the properties in a safe and habitable state.
Property Maintenance will include the following:
- Cleaning Services – In this regard we negotiate and advise the client on the best terms of various contracts that may be necessary in the management of the property. The cleaners will be available throughout the day to ensure that the mall is tidy and all garbage disposed of as it should be.
- Security Management – We have partnered with various security firms who provide us with security agents for our client’s properties. The Security services vary depending on the needs of our client and therefore we have ensured that our pool of security firms is wide enough to cater for all our client’s needs.
- Car Park Management – As part of Property Management we also provide car parking management services to our clients, especially those who have business complexes. Car Park Management services help to bring order in the parking lot and to also ensure that there is adequate security for the customers who visit the property.

Outgoings are a particularly tedious and often forgotten component by landlords in their calculations. However, it is important that all elements of the outgoings have been clearly understood by the property owner.
On behalf of our clients and with their approval, we pay the property outgoings from the rent proceeds when they fall due.

We make regular inspections and submit reports with any necessary recommended improvements.
We have periodic training for our caretakers, security personnel and other staff in order to equip them with skills necessary for them to undertake their day to day tasks.
